Basement waterproofing that addresses the source of the problem
A wet basement is usually a sign that water is not being properly managed outside the home. In many cases, the issue comes from failed foundation waterproofing, clogged or damaged weeping tile, poor grading, foundation cracks, or discharge that is not carrying water far enough away.
At Arthur James Construction, we focus on exterior basement waterproofing and drainage improvements that help stop water before it enters the home. Our process is built around proper excavation, careful wall preparation, reliable waterproofing systems, drainage correction, and clean reinstatement once the work is complete.

Musty smell or damp basement walls
Efflorescence or white powder on the foundation
Foundation cracks that seep during heavy rain
Water collecting at the base of the wall

A Real Basement Waterproofing Project That Solved 20 Years of Flooding
We worked with a homeowner who had been dealing with basement flooding for nearly 20 years. Over that time, they had tried multiple fixes, including re landscaping, backup sump pumps, and other attempts to manage the water. Nothing solved the issue. Some years they flooded once, and in worse years they were dealing with water 3 to 5 times. At one point, they had even tiled the basement because repeated flooding had become something they were forced to clean up rather than fix.
When we looked at the property, we initially expected the solution might involve grading corrections and exterior drainage improvements. Once we excavated along the foundation, the real problem became clear. The exterior wall on the addition had never been properly sealed, and the weeping tile installed by the previous contractor was packed with clay because the wall had been backfilled improperly. Instead of allowing water to drain away, the clay held moisture against an unsealed concrete foundation wall and kept feeding the problem.
We excavated to the footing, corrected the waterproofing and drainage issues properly, and rebuilt the system the right way. It has now been three years since that project, and they have not had another flood.

Popular waterproofing scopes
Common basement waterproofing projects in Collingwood
Full exterior waterproofing
Excavate to footing, clean and inspect the wall, repair cracks as needed, then install primer and a rubberized waterproof membrane. Add dimple membrane protection, drainage stone, and proper termination detailing. Backfill and regrade so water sheds away from the home.
Weeping tile replacement and footing drainage
Expose the footing, remove failed or clogged weeping tile, install new perimeter drain with proper slope, wrap with filter fabric, and surround with clean drainage stone. Confirm discharge path to sump or storm connection where applicable. Designed to relieve hydrostatic pressure and prevent recurring seepage.
Sump pump and discharge upgrades
Install or replace sump pump and pit where needed, confirm check valve and lid, then route discharge correctly away from the foundation. Add freeze protection and reliable termination so water does not loop back to the wall. Battery backup options available for added protection during outages.
Crack repair for leaking foundation walls
Identify active leak paths, then seal with the correct method for the crack type and condition. Repairs can be paired with exterior waterproofing for long term performance, especially when water pressure is driving seepage through the wall.

FAQs
How do we get started
1
Send your address, a few photos, and a short description. We will book a walkthrough and come back with clear next steps.
Do you offer inspections or estimates
2
Yes. We start with a site visit and provide a clear quote with inclusions, assumptions, and options based on what we find.
Do you need to excavate every time
3
Not always. Some issues are caused by grading, downspouts, window wells, or discharge routing. If water is entering through the foundation wall or at the footing, exterior excavation is usually required for a lasting fix.
Most projects run from a few days to about a week depending on access, depth, wall length, and drainage work involved.
How long does basement waterproofing take
4
Will this stop water permanently
5
When the source is addressed properly, waterproofing is a long term solution. We provide written warranty terms based on the scope and system installed.
Do you repair foundation cracks
6
Yes. We repair cracks when they are part of the leak path. We will recommend the right approach based on the crack location, width, and whether water is actively entering.
Do you replace weeping tile
7
Yes. If footing drainage is failing or clogged, we can repair or replace weeping tile as part of the waterproofing scope and confirm the discharge path.
Do you restore the area after
8
We reinstate grading and leave the site clean. Sod, gardens, and hardscape reinstatement can be included if required and will be listed clearly in the quote.
